Habitat for Humanity of Wake County empowers people who qualify to build and buy their own homes.
Features of the homeownership program include an investment of "sweat equity," a reasonable down payment, personal finance workshops, education on home safety, guidance for participating in a homeowners association, and monthly mortgage payments set at no more than 30% of household income. This approach helps families living on modest income realize the full financial and social benefits of homeownership.
Individuals and couples, with or without children, living or working in Wake County may apply. To qualify, an applicant must have stable income and demonstrate the ability to pay modest monthly mortgage payments. An applicant must demonstrate that the applicant's current housing is overcrowded, physically substandard, too expensive or unsafe.
One month prior to the completion of construction, the family provides a $1,250 down payment. Then, after the house passes inspection, the family begins a 20-year, no-interest mortgage. Habitat Wake finances the mortgage at no more than 30% of household income. Habitat Wake uses monthly mortgage payments--along with charitable donations from the community--to help build more homes with more families.

Habitat Wake builds traditional single family, minimally-attached single family, and multi-family homes using a variety of architectural designs and floor plans. Most homes consist of three bedrooms with approximately 1,200 square feet of living space. All homes are built with energy-efficient features.
To the extent possible, houses reflect the neighborhood's prevailing architectural style and streetscape. Homeowners select interior features such as carpet, cabinets and countertops. All homes are professionally supervised and built to ensure high quality and consistency-including a comprehensive one-year warranty. See photos of homes and learn more about Habitat construction.

As a Habitat Wake homeowner you could:
- Pay a mortgage on a home YOU help build and YOU purchase
- Live in an energy-efficient new home
- Spend about $575/month on a 20-yr, 0% interest mortgage (three-bedroom home)
- Live in a safe community in Wake County
- Have space for your family
Applying homebuyers are required to attend a Homeownership Information Session. Staff will make a presentation on the qualifications and explain the timeline. Staff will answer questions and help applicants complete the application form. Within a month of receiving the application, Habitat staff will inform applicants of the next steps.

Attendance at a Homeownership Information Session is required as of March 31, 2009. There is no fee to attend a Homeownership Information Session. There is no fee to apply.
