This 114-home neighborhood is going up near the intersection of Old Poole Road and New Hope Road in Southeast Raleigh and will feature 60 single-family homes and 54 townhomes. Old Poole is our largest community to date built from raw land. Building multiple houses in the same community helps us cut down on transportation costs and infrastructure development. It creates efficiencies in our building schedule and material procurement and maximizes staff and volunteer resources. This contributes significantly to our ability to build these homes more affordably.

What's new at Old Poole Place?
Since its inception, the Old Poole Place project has made significant strides in achieving its goals. When we officially kicked off building in March of this 2023, the property was essentially raw land. But with the support of our many dedicated volunteers and donors, the transformation is nearly unrecognizable.
As of now, almost 20 of those homes have been completed, and six homes have officially been dedicated! Families began moving into their homes in September, with more moving in just in time for the holidays.
Who Will Live at Old Poole Place?
1 in 4 families in our community needs an affordable place to live, and COVID-19 has only exacerbated pre-existing inequities. Our homebuyers are teachers, nurses, service workers, bus drivers, and more.
Habitat homebuyers pay an affordable mortgage, complete financial education courses, and volunteer sweat equity hours building on their home or a neighbor’s home. Applicants must be able to afford 70% of the appraised value of the home in order to qualify for our program.
What will the community look like?
Because of rising land prices and the lack of affordable housing in Southeast Raleigh, we are prioritizing providing a mix of single-family and multi-family options for homebuyers to choose. When acquiring the land, we looked at access to public transit, proximity to schools, availability of shopping centers, etc.
In addition, Habitat Wake’s advocacy team has been working to add access to the GoRaleigh transit center on Bus Way and public sidewalks on the main road at the entrance to Old Poole Place. Nearby amenities include groceries (1.2 miles away) and parks (.9 miles away).
